Future changes to EPC’s


There are important changes regarding EPC’s which will become effective on 1st April 2018.

All newly rented domestic rented sector properties in England and Wales rented on an assured tenancy or assured shorthold tenancy after this date will need to have a minimum rating of E.  This includes renewals to an existing tenancy when a statutory periodic tenancy comes into existence at the end of the fixed term shorthold. From 1st April 2020, the change applies to all existing tenancies.

It will be unlawful to rent a property which breaches the requirement subject to a fine of up to £4000 which will be enforced by the Local Authority.

Landlords of F & G rated properties need to really plan ahead now and make energy improvements rather than wait until this deadline.
